Description of services.

There are 3 types of contracts for Custom Homes, Additions, and Renovations:

Construction Management

Construction Management is a team approach to the construction process.

The Owner, the Designer, and the Contractor join together as a team to provide the Owner with the desired project. With this method, the Owner enters into separate contracts with the Architect/Designer and Contractor.

This particular method of contracting allows the Owner to begin a project before the design is finalized.

Design / Build

Design / Build is similar to the Construction Management team approach. This contract method is useful for clients who have a design in mind, and are interested in dealing with one entity only.

The client hires the Designer / Builder, who in turn hires the design team and trade contractors to design and construct the project.

General Contract

A General Contract (or fixed price contract) is an agreement to perform the desired project based on an established design.

The design phase is completed by the Architect / Designer and the Owner without the Contractor’s involvement.

These methods use the competitive bid process for all trades (Carpentry, Drywall, Electrical, Plumbing, Etc.).
